Mid-Year Market Review

The Greater Louisville housing market has remained resilient through the first half of 2026. While higher interest rates continue to influence buyer behavior, increased inventory has created more opportunities and flexibility than we’ve seen in several years.

Buyers are benefiting from a wider selection of homes and a more favorable negotiating environment, while sellers continue to see solid results when homes are priced strategically and presented well. The days of listing a home and expecting dozens of offers within hours have largely passed, but desirable homes in sought-after neighborhoods are still moving quickly.

Home values have remained steady across much of the region, reflecting continued demand throughout Jefferson, Oldham, Bullitt, Shelby, and Spencer Counties. The market has settled into a healthier pace, giving both buyers and sellers more room to make informed decisions.
